Self-Employed? Qualify on Your Deposits.
Your tax returns don't show what you really make — your bank account does. Qualify on 12–24 months of statements instead of W-2s. See your rate in 60 seconds, no credit impact.

Qualify on deposits, not tax returns
Instead of W-2s or tax returns, we use 12 or 24 months of your bank statements and average the deposits to calculate your income. It's built for people whose tax returns show a low number after write-offs — even though their real cash flow tells a different story.
Personal or business statements
You can use personal or business bank statements. When business accounts are used, an expense factor is applied to estimate net income. We'll look at both and use whichever presents your income most accurately.
Who it's for
Self-employed borrowers, 1099 contractors, business owners, freelancers, and gig workers — anyone whose tax returns don't reflect their true earning power because of legitimate deductions.
Down payment & credit
Most bank statement programs start around 10% down, with better pricing as your credit and down payment go up. Credit requirements typically begin in the low-to-mid 600s, and a few months of reserves are usually required.
Property & occupancy
Works for your primary residence, a second home, or an investment property. Single-family, condos, and 2–4 unit properties all qualify.
Buy, refinance, or pull cash out
Use a bank statement loan to buy a home, refinance an existing mortgage into a better structure, or take cash out of a property you already own — without ever handing over a tax return.
When a bank statement loan isn't the right fit
If you have steady W-2 income or clean tax returns that show what you really make, a conventional, FHA, or VA loan will almost always beat a bank statement loan on rate — and we'll tell you so. This program is for when your paperwork doesn't do your income justice.
